The NeighborWorks® Toledo Region team of HUD-certified housing counselors is here to support, advocate and empower you along your journey to homeownership. Personalized guidance can help you prepare to qualify for a home loan, ensuring you're set up for long-term success.
We make the home purchase processes simple, straightforward, and accessible. Our team of counselors are eager to support you in making your homeownership dreams a reality.
What steps will I take in the Homeownership Center?
Step 1: Orientation
Getting started: in our Homebuyer Orientation workshop, you will learn the steps you will take on your path to homeownership, and how you can move forward with the guidance of a HUD-certified housing counselor.
Step 2: Credit & Affordability Assessment
Your housing counselor will provide you with a confidential assessment of your credit report and an approximate affordability estimate based on your income.
If the assessments indicate that you're ready to start shopping for a mortgage within the next year, you'll be referred to our Homebuyer Education workshop.
If there are steps you still need to take to financially prepare to purchase a home, your counselor will continue to work with you one-on-one as you position yourself for success.
Step 3: Homebuyer Education
Once you're prepared to purchase a home within the next 12 months, it's time to enroll in our 8-hour Homebuyer Education workshop, available every other month on Saturdays from 8:30 AM to 4:00 PM. Your housing counselor will assist you in enrolling.
If you're unable to attend the on-site workshop, we also offer an online
eHomeAmerica workshop with an enrollment fee. eHomeAmerica offers you the ability to receive the same education as our in-person Homebuyer Education workshop from any location and at your own pace.
Step 4: Homeownership
Congratulations! You've completed our Homebuyer Education workshop and closed on your new home. After you close, you'll also receive a $50 gift card to a home improvement store as our team's way of saying "Welcome home."

Homebuyer Education
NeighborWorks® Toledo Region offers a full-service Homebuyer Education Program in the Toledo Area that will help you feel prepared to take the next steps toward homeownership. Our workshops are conducted in our own facility by NeighborWorks® America certified trainers and supported by guest speakers. This program is an important component of the home purchasing process, as attendees have a higher success rate as borrowers of mortgage products. We're excited to support you in your journey to homeownership.
eHomeAmerica
An online option for homebuyer education
eHomeAmerica was designed to increase access to certified Homebuyer Education for those who have a difficult time traveling to their local NeighborWorks® network member office for in-person training. If this applies to you, eHomeAmerica is available to ensure you have a gateway to get the education and certification you'll need to help prepare you for homeownership.
When you participate in this course, you will be directly connected to a NeighborWorks® network member office in your area. This way, you'll continue to receive the one-on-one counseling you're looking for while you receive your certification online.
eHomeAmerica was developed around the "Realizing the American Dream" educational text created by NeighborWorks® America. Numerous educational videos were produced from this text, along with interactive forms and other downloadable materials. All items in this program are designed to enhance understanding of the home-buying process from start to finish
