Preparing to purchase a home?
Homebuyer Education
NeighborWorks® Toledo Region offers a full service Home Buyer Education Program in the Toledo Area that will help you feel prepared to take the next steps toward homeownership. Our classes are conducted in our own facility by NeighborWorks® America certified trainers, supported by guest lecturers. This program is an important component of the home purchasing process, as attendees have a higher success rate as borrowers of mortgage products. We're excited to support you in your journey to homeownership.
eHomeAmerica
An online option for homebuyer education
eHomeAmerica was designed to help increase access to Certified Homebuyer Education for people who have a difficult time traveling to their local NeighborWorks® network member office for in-person training. If this applies to you, eHomeAmerica is available to ensure you have a gateway to get the education and certification you'll need to help prepare you for homeownership.
When you participate in this course, you will be directly connected to a NeighborWorks® network member office, often in your area. This way, you'll continue to receive the one-on-one counseling you're looking for over the phone or in-person while receiving your certification online.
eHome America was developed around the "Realizing the American Dream" educational text, created by NeighborWorks® America. From this content, numerous educational videos were produced along with interactive forms and other downloadable materials. All items in this program are designed to enhance understanding of the home-buying process, from start to finish
Mortgage Lending
Explore options for financing the purchase of your home
As you're exploring mortgage lending options in your journey to homeownership, we also may be able to offer financing. NeighborWorks® Toledo Region, KeyBank®, and The Fair Housing Center are collaborating to provide first mortgage and refinance loans to 60-70 borrowers in low-to-moderate income census tracts within the City of Toledo, over the next 2-3 years, with $3M funded by KeyBank.
We aim to:

Reduce common barriers people face when attempting to obtain a traditional mortgage

Provide flexible terms and more affordable financing

Account for nontraditional credit and flexible income sources
Eligibility
1. Must be a full-time sworn Toledo Police officer for at least 1 year
2. The home being purchase must be the principal residence
3. Preference will be given to first-time homeowners
4. Six down payments will be funded this year

Toledo Police Next Door
How it Works
This privately funded program offers Toledo Police officers a down payment incentive of $25,000 to increase homeownership within the City of Toledo.
Participants can choose any home anywhere within Toledo City Limits. You don't need to have a home picked out to apply.
The down payment assistance is given as a second mortgage that requires no payments. After 5 years, the loan is forgiven.
